Tetris Leads Queensland's Largest Housing Precinct

Tetris Capital, in partnership with Community Housing Limited (CHL), will lead the end-to-end development of a project to deliver Queensland’s largest social and affordable housing precinct.


Located in Cairns’ southern corridor, the development will create a master-planned community featuring 490 new social, affordable, and specialist disability homes. The development of the project included design, planning, construction procurement and financing activities. Tetris Capital will oversee delivery and operations and will retain an ongoing investment in the project.


Transforming a disused former drive-in cinema, this innovative project will offer seniors the opportunity to downsize from larger homes and enjoy a well-connected, supportive environment, while also helping to free up under-utilised social housing for families in need.





The project is being supported by the Queensland Government’s flagship Housing Investment Fund. In addition to funding support provided through the $2 billion Housing Investment Fund, the project will be supported by lending from Housing Australia the Northern Australia Infrastructure Facility (NAIF) and ANZ as well as a capital grant from Housing Australia’s National Housing Infrastructure Facility.

Tetris Capital is pleased to extend our partnership with CHL to deliver this significant project. CHL will manage these homes with onsite staff and will partner with local organisations to offer programs that promote health and wellbeing aimed at reducing isolation and building a strong sense of community.

FCC Construction Australia and Modscape have commenced construction with completion expected by the end of 2026.


Once completed, the precinct will feature energy-efficient one- and two-bedroom homes for seniors and people living with disability. The precinct will offer independent living support in an inclusive environment with amenity such as landscaped gardens, picnic areas, BBQs, and playgrounds.


This project exemplifies the strength of partnerships in tackling the urgent housing needs in regional Australia.
